AI 101: How to Prompt for Better Responses

Getting the most out of AI comes down to how you ask. A well-structured prompt gives you faster, better, and more accurate results. Use this simple formula:

Be Polite + Identify the Role + Task + Context + Format + Tone + Length = Great Output

Example:

“You are a seasoned real estate copywriter. Please write a 200-word listing description for a 3-bedroom ranch in Clayton, NC. Highlight the screened porch, fenced yard, and lifestyle options nearby. Friendly and upbeat tone. Avoid using "Welcome to 555 Main Street" and using phrases with the words "boasted", and "nestled”. In addition, avoid using the em-dash and the overuse of emojis. Be mindful of Fair Housing laws."

This tells AI exactly who to be, what to do, what to include, and how it should sound. Don’t be vague. Be specific and detailed. The more you feed it, the more value you’ll get back. Also include in your prompt "ask me any question to help with your final output".

Signs It’s AI-Generated (and What to Do About It)

We all know the signs:

  • Repetitive phrases like "Welcome to 555 Main Street", “Step into luxury”, "This home boasts." and "Nestled in the heart of
  • Emails that start with "I hope this email finds you well."
  • Use of the "em-dash". Example of an AI-generated script: "Crazy idea—hear me out…" and another, "Quick scenario—mind if I run it by you?"
  • Overuse of emojis.
  • Too-perfect grammar
  • Zero personality or local references
  • Fair Housing Laws ignored.

To fix this, edit your AI prompt like you would a template. adding elements you wish to be avoided. Add your voice, local lingo, and real insights. Think of AI as your first draft assistant—not your final editor.

AI Ask vs Google Search: What’s the Difference?

Traditional search is about finding the right link.

AI search is about getting the right answer.

Google gives you options. AI gives you context.

Instead of asking, “What’s the average home price in Johnston County?” and digging through links, you can ask, “What’s the average home price in Johnston County, NC right now, and how does that compare to last year? Answer like I’m explaining it to a first-time homebuyer.
